Maine's housing market reached another milestone in June, with Realtors reporting a record-high median sales price for single-family existing homes. According to Maine Listings, 1,156 homes were sold statewide during the month—a 7.31% increase compared to June 2025. The median sales price climbed to an all-time high of $436,000, representing a 2.59% increase year over year. (The median sales price means half of the homes sold for more than $436,000 and half sold for less.)
June's strong sales activity was supported by the highest statewide inventory of homes for sale in nearly six years (70 months), with 5,667 active listings providing buyers with more opportunities than they've seen in quite some time. While market conditions continue to vary by region, many areas of Maine still experience strong buyer demand alongside limited inventory. Even with more homes entering the market, demand remained robust enough to push the statewide median sales price to a new historic high.
The increase in available inventory is a positive sign for buyers, creating a healthier and more balanced market while continuing to support strong home values for sellers.

Most of the year-to-date 2026 property sales locally have occurred in Waldoboro (37), Bristol (34), Wiscasset (28), and Jefferson (28). Slightly fewer sales have happened so far in Nobleboro (15), Boothbay (18), Boothbay Harbor (18), Whitefield (16), Westport Island (7), Southport (8), Damariscotta (13), Edgecomb (10), Dresden (11), and Newcastle (17). Towns seeing even fewer sales include South Bristol (5), Bremen (6), Alna (6),Somerville (2), and Monhegan Island (0).
There are 281 single-family homes for sale in Lincoln County (up from 248 in June), with 60% percent of those priced at or above $500,000. The 518 residential sales that have occurred in the last 365 days represent transactions in the range of under $100,000 (3%), $100,000-$249,999 (11%), $250,000-$499,999 (46%), $500,000-$999,999 (30%), and $1 million-plus (11%). The current market absorption rates for Lincoln County homes are 3.2 months (under $100,000), 5.0 months ($100,000-$249,999), 4.3 months ($250,000-$499,999), 8.1 months ($500,000-$999,999), and 12.6 months ($1 million and up). This tells us how long it would take for existing inventories to be absorbed into the market at current rates of sales if no new listings were introduced.
