Planning board approves Lobsterman’s Wharf renovations
Lobsterman’s Wharf is getting a facelift. The East Boothbay restaurant known for its on-the-water dining will be torn apart and rebuilt to shore up its aging foundation. The Boothbay Planning Board approved owner Millers Holdings, LLC's request during the July 18 meeting.
Dan and Eileen Miller own the LLC. The limited liablility corporation also includes another East Boothbay property, Ocean Point Marina. In June, the Millers sought approval to renovate the restaurant’s wharf, replace pilings and the foundation of the property’s nearby fish house, and install a walking gangway from the jetty off Ocean Point Marina’s parking lot.
Last month, the board tabled the application after reviewing current and proposed renovation square footage. The Millers provided requested current and proposed restaurant dimensions showing the whole dock and foundation replacement wouldn’t make the structure more non-conforming. On July 18, the board unanimously approved work on the restaurant only.
Lobsterman’s Wharf seats 170 (90 outside and 80 inside). In June, Dan Miller told planning board members the restaurant will still seat 170, but the number of outside seats would increase. The Millers indicated renovations would begin this fall. The application only requested approval for the restaurant’s renovations. The Millers decided against submitting plans for renovating the fish house at this time.
In other action, a new day care facility was approved for East Boothbay. The board unanimously approved Chelsea Simmons’ application for an infant day care center at 307 Ocean Point Road. Simmons' father Bradley Simmons owns the property. The business would give working parents another option for day care.
“There all ready is quite a waiting list for day care. This is a great thing for the community because I will provide infant care which is even more difficult to find,” Chelsea Simmons said.
Local approval lets her pursue state licenses to operate a four-infant day care center.
The board also discussed a change of use request for the Coburn House. The property is owned by Dr. Toby Clarkson who operates his dental practice in Boothbay Harbor. He is considering opening a dental office or another business at the 732 Wiscasset Road location. The board told him his options were limited. The board advised a dental office or another business was limited to locations outside the water reservoirs protection district.
The board will meet next at 6:30 p.m. Wednesday, Aug. 15 in the municipal building’s conference room.
