Planning board approves Squirrel Island lot split
The Boothbay Harbor Planning Board approved changes to a site plan from Squirrel Island Village Corporation Feb. 12. The board allowed a lot at 35 Howard St. to be divided in preparation for a potential sale.
Represented by Steve Roberge of SJR Engineering, the corporation asked for changes to a site plan approved in 2023. Roberge requested the lot be split into two parcels, one for a parking lot and the other that includes a building and garage, formerly part of Boothbay Region Greenhouses.
He said the parking lot had been built the way it was approved, but the changes would allow the most flexibility for the other lot area to be sold as a potential residence or business. The changes included moving some parking spaces and building a stockade fence to shelter the building from parking lot activity.
The board had little objection but discussed whether ordinance requires vegetation to be planted in the buffer zone in addition to the fence. However, it was noted the area includes stone ledge and vegetation may not successfully grow.
The board unanimously agreed to accept changes to the plan as presented. The motion included a request that vegetation be added to the buffer area if possible, acknowledging the ledge issue.
