Planning board approves two proposals

The Edgecomb Planning Board approved two proposals on Oct. 16. The board unanimously approved Ronna Lugosh’s proposal to build a driveway for the back lot of her 4.66 acre property on U.S. Route 1, and Christopher Perry’s request to rebuild his Parson’s Point Road cottage from scratch.

Lugosh will construct a driveway to access to her property’s back lot. Lugosh wants the driveway for access to a future house she wants to build. Lugosh plans on subdividing the property into a  2.1 acre house lot. The front section already has her business, Peapod Jewelry, and a farm stand.

The board approved her request after discussing the details with Lugosh and her consultant, Karl Olson, of Olson and Associates, Inc. in Wiscasset.

“She still has to submit an application for the residence, but we had a really good conversation about the project. And the board doesn’t have any concerns about her subdivision proposal,” said Planning Board Chairman Jack French.

The planning board approved a building permit for Perry’s proposal to tear down his current non-conforming structure cottage on Parson’s Point Road and rebuild a larger structure in the same footprint.

Architect Tor Glendinning spoke about Perry’s request to rebuild his family cottage built in 1920 and replace it with a new structure. Glendinning’s plan is to increase the new structure’s volume by 29.5 percent. The building code allows non-conforming rebuilt structures volume to increase by 30 percent.

The planning board will meet next at 6:30 p.m. on Thursday, Nov.6 in the municipal building.
