Boothbay may purchase post office building

The ownership of the Boothbay post office building may be changing hands. Paul Weaver, of Wenham, Massachusetts, owns the building located on 16 Corey Lane.

Weaver contacted municipal officials on Friday to see if the town wanted to exercise its option to purchase the property. The town purchased a right of first refusal for $1 in September 2010.

The Boothbay Board of Selectmen will discuss the possible purchase of the half-acre property during its Sept. 24 meeting.

Town Manager James Chaousis said if the town wants to purchase the building it would have a “relatively small window” to complete the purchase. The agreement gives the town 45 days to exercise the option.

“The option hasn’t been triggered,” Chaousis said. “He called on Friday just to let us know his intentions. Mr. Weaver wanted to see if the board was still interested in the property before executing the option. He realizes the town may need time to answer his request.”

If the selectman execute their option the purchase must be ratified by the voters. The selectmen could either schedule a special town meeting or place it on the November ballot as a referendum question. 

Under the agreement, the town stipulated it would pay fair market value for the property. The two parties agreed to seek independent appraisals to determine the property’s value. If the two appraisals were within 10 percent of each other, the town would pay the average calculation.

According to Chaousis, Weaver would now sell the property for its current assessed value to save time and money for both parties.The property is assessed at $120,300 — building, $30,900 and land, $89,300.

Weaver’s only tenant is the U.S. Postal Service. Chaousis indicated the postal service may have at least two years remaining on its lease. 

The selectmen will meet at 7 p.m. on Wednesday in the municipal building.
